Survey Plan
Shows the exact size, boundaries and coordinates of the land, registered with the state Surveyor-General. Always insist on a registered survey.
Deed of Assignment
The document that actually transfers ownership from the seller to you. It must be signed, witnessed and ideally registered at the state land registry.
Certificate of Occupancy (C of O)
Issued by the state government, it confirms the government recognises your right to occupy the land for 99 years.
Layout Approval
For estates, confirm the layout is government approved — it protects you from demolition and confirms the estate roads and green areas are real.
Receipt of Purchase
Always collect an official receipt for every payment, including instalments.
